Day to day management of P3 Italy construction activities, for Land (green and brownfield) acquisitions / Technical Due Diligence / Built-To-Suit projects / extension / refurbishments yielding asset acquisition / disposals.

• Cost estimation for appraisals and future works,
• Budgeting and GANTT / scheduling preparation,
• Prequalification of suppliers (being that contractors, vendors, consultants, etc.),
• Technical specifications preparation
• Designer recommendation, permitting coordination activities and design development / review
• Peer review coordination; P3 employes framework consultants, that work alongside our Construction Team, for key overview activities during construction
• Technical Due Diligence; management of the process in recognizing early risks to future developments and/or acquisition, and derisking P3,
• Risk Management
• Procurement (tendering, negotiations and recommendation) of 3rd parties (in cases equipment, material, systems) involved in our preconstruction, construction phases of a development, and/or 3rd parties involved in acquisition of properties
• Cost control and management as well as quality assurance, quality management and oversight of site works
• Contract administration, management being that consultants, contractors, Local Authorities
• Continuous improvement, coordination of internal and external resources and stakeholders for alignment of project goals
• Advise, assist and closely coordinate with P3 Asset & Development Management and P3 Development departments, both on the technical and commercial fronts. Interact in a timely and effective manner with all involved departments including review lease agreements and technical specification requirements.
• Analyze project requirements with the relevant project sponsors/colleagues, undertake and lead in the implementation of customer bid proposals and evaluate their feasibility; you are expected to be solely in charge of all technical and organizational management as well as commercial aspects of the said activities.
• Prepare / review, provide input and comment on proposed, prepared project business plans, legal documents, budgets and appraisals.
• Plan and identify project cash flow and financing needs, negotiate with construction partners and suppliers.
• Coordinate the P3 Italy Construction team - plan, identify, hire and manage team members in coordination with P3 HR Department and under the direction of Country Managing Director and P3 Group Construction Director. You will be responsible in training, developing and mentoring your own Team.
• Implementation of a process and regular reporting to the Group Construction Director and the Country Managing Director regarding project(s) progress and alignment with the set budgets, time schedule goals including demonstrating an active risk management governance on all live projects being managed by the in-country Construction Team
• Setup the in-country procurement strategy (in alignment with the P3 Procurement Policy), establish Scope of Work for future suppliers, and be in touch and up-to-date with the local market, establish relationships that can identify the most competent suppliers, that can support P3 in its growth and success.
• Overall responsibility for project(s) administration - interact with legal and finance, acquisition, leasing and asset and property management teams in a timely and efficient manner, assist with marketing and lease terms negotiations, press management and liaison. You are expected to have an opinion on contractual relationships, and ability to analyze terms of conditions of agreements in avoiding contractual pitfalls and shielding P3 from unnecessary risk, situations and relationships that P3 should not be entering.
• You will carry stewardship of H&S across all construction / development projects; you are expected to keep in-line all our external stakeholders in the P3 0 accident endeavors but also train internal stakeholders.
• Manage the P3 Crisis Line related to incidents arising in-country.
• Stewardship of the sustainability & ESG pursuits in-country, in line with the P3 and/or our Shareholder directions.
• Carry out other tasks assigned to you by the management of the company being those country related or wider-P3-estate related.
• You are expected to be able to command the English language at a good conversational and written level, as EN remains the P3 business language.
• You should be able to demonstrate and evident substantial experience in managing Construction Projects, ability to lead Teams, and willingness and flexibility to work as stand alone resource and/or part of a Team on a "leading", "participating" or a "following" role.
