    The Property Manager role is a business-critical asset performance partner, responsible for maximizing property value, tenant satisfaction, operational excellence, and ESG compliance across a logistics portfolio.
    The ideal candidate combines technical expertise, financial acumen, tenant relationship skills, and strategic thinking to ensure our assets perform above market benchmarks.
    SOME OF THE INTERESTING CHALLENGES AHEAD OF YOU

    • Asset Performance & Value Creation
    • Drive operational performance of a portfolio of logistics assets
    • Monitor income, OPEX, CAPEX, recoveries, and service charge structures
    • Support Asset Management in executing value-enhancing initiatives
    • Identify opportunities to improve NOI and operational efficiency
    • Contribute to budgeting, reforecasting, and business planning cycles
    • Tenant Relationship Management
    • Act as primary point of contact for tenants
    • Develop long-term, trust-based relationships with key logistics operators
    • Ensure high tenant retention and satisfaction levels
    • Manage critical negotiations on operational matters and service agreements
    • Proactively anticipate tenant needs in a dynamic logistics environment
    • Technical & Operational Oversight
    • Supervise maintenance activities (ordinary and extraordinary)
    • Monitor technical compliance (fire safety, ESG, certifications, etc.)
    • Coordinate with external technical consultants and property service providers
    • Oversee capex projects in coordination with Construction & Asset teams
    • Ensure buildings meet institutional-grade standards
    • Financial & Reporting Excellence
    • Prepare and manage annual service charge budgets and reconciliations
    • Control OPEX and identify cost optimization opportunities
    • Provide structured reporting to Asset Management and HQ
    • Support audits and valuation processes
    • Ensure full compliance with lease terms and recovery mechanisms
    • ESG & Sustainability Integration
    • Monitor energy consumption and sustainability KPIs
    • Support ESG initiatives across the portfolio
    • Coordinate data collection for internal and external ESG reporting
    • Promote sustainable operational practices with tenants
    What You Need To Shine In This Role
    • Minimum 5 years of proven experience in commercial / logistics property management, with demonstrated responsibility over financial, technical, and administrative aspects of assets
    • Ability to operate independently, prioritize effectively, and manage multiple assets or projects simultaneously, proposing practical and value-driven solutions without constant supervision
    • Team-oriented professional with a client-centric approach, capable of building trusted relationships while maintaining appropriate assertiveness in negotiations and operational matters
    • Strong technical and analytical capabilities, comfortable working with property management and reporting systems (e.g., Yardi, Tableau), with the ability to interpret data and translate it into actionable insights
    • Languages: Italian (native or bilingual) & English (professional working level)
    • Valid driving license, Availability to travel across the portfolio when required
    • Experience in logistics / industrial real estate is preferred. Background from competitor platforms is a plus, but candidates from structured retail or commercial environments will also be considered
    • Profile with a solid technical and administrative management orientation, comfortable handling building-related topics alongside financial and contractual aspects
    • Independent mid-senior profile preferred. High-potential junior candidates may be considered if strongly motivated toward industrial real estate and demonstrating accelerated growth capability
    • Nice to Have (Strong Plus): Technical university background (Engineering, Architecture, Building Engineering or similar)
