Responsibilities:


The Global Real Estate Manager shall be responsible for actively managing the real estate portfolio of all Lifestyle Design brands worldwide, which comprises circa 150 location, 3 million square feet and total annual lease expenses of 40 million euros.

The portfolio consists of retail stores in prime locations, which make up the lion share, as well as offices and industrial locations (production facilities and warehousing).


The primary focus and objective of the newly created role will be the cost optimization of the portfolio through contract renegotiation, renewal and regearing as well as through establishing fair, competitive and favorable lease terms.

Furthermore, the real estate manager shall assist the brands in finding new locations in line with the brand expansion plans, their target clients, and the local competitive landscape of the location of the new opening.


The person will establish strong relationships with external brokerage firms to ensure local market knowledge and insights and to leverage strong relationships with landlords for on and off market opportunities.


Reporting:

The role reports directly to the Global Head of Industrial Development of Lifestyle Design.


Main Activities:


  • Actively update and maintain the property database with key lease information, ensuring that the database is accurate and contains uptodate data ensuring full visibility of key dates (lease expiry, lease break days, etc.).
  • Advise of any key lease dates requiring action, e.g., break dates, option dates, lease expiries, in sufficient time for the Brands to consider the options available and take appropriate action.
  • Constantly review and analyze all existing lease contracts to identify opportunities for cost optimization.
  • Maintain close relationships with local brokerage firms to ensure local market knowledge, insights, and preferential access to desirable real estate opportunities.
  • Actively search for new store opportunities by liaising with national and international brokers, institutional landlords and key market players based on the Brands expansion plan.
  • Prepare a Portfolio Review Report, which will include (but not be limited to) key lease information, in sufficient time and in line with the timelines and deadlines. Provide adhoc reports and analyzes to the Brands, to the Lifestyle Design Management and to Haworth (as requested).
  • Support the Brand's legal counsels for the stipulation of new lease agreements ensuring fair, competitive, and favorable terms for Lifestyle Design.
  • Act as main point of contact for landlord/landlord's agents, for any legal notices and documents, which are to be sent to the Customer's inhouse counsel.
  • Conduct site visits to validate opportunities and to maintain uptodate market knowledge.
  • Lead discussions with landlords regarding rent reviews (where relevant), lease renewals, lease regears and rent reductions. Negotiate favorable lease terms in close collaboration with local brokerage firms and with the respective Brand representatives (strictly following the governance rules).
  • Supporting the Brand's facilities management, in the event the situation that requires escalation.
  • Act in a highly professional manner with integrity always striving for the best possible results for the Brands.

Experience and Education:


  • University degree in Economics and/or Jurisdiction.
  • Minimum of 5 years professional experience in a brokerage firm.
  • International experience preferred.
  • Proven track record of achieving measurable results.

Technical and Soft skills:


  • Fluent in Italian and English (spoken, written and giving presentations).
  • Ability to work in complex multicompany and matrix organization environment.
  • Excellent communication and presentation skills.
  • Ability to create networks and strong relationships.
  • Ambitious, relentless, goal oriented and selfmotivated.
  • Ability to work independently and under pressure.
  • Available to significant travel.
